No mortgage surprises: read your Loan Estimate

A few questions and one document, the Loan Estimate, help you see the costs of a loan before you commit.

Halloween is Saturday, October 31, 2026.

A good rule for any loan is that nothing should come as a surprise. The Consumer Financial Protection Bureau explains that the Loan Estimate describes the loan you requested, including principal and interest, estimated taxes and insurance, closing costs and the cash you will need to close.

The CFPB suggests checking it against what you discussed with your lender, confirming the loan type and term, and asking about anything that differs. That includes the homeowner's insurance and property tax figures, which the lender does not set.

A loan should be explained one step at a time, and Kimberli is happy to walk you through each document before you sign anything. If a term or a number is unclear, ask, and keep asking until it makes sense. Keep your Loan Estimate and the final documents together so you can compare them line by line before closing. Call from Katy, Cypress, Fulshear or anywhere in Texas.

Clocks go back: a good day to test your smoke alarms

Daylight saving time ends Sunday, November 1 at 2 am. Test the smoke alarms in your home while you are changing clocks.

Sunday, November 1, 2026, at 2 a.m. local time.

Daylight saving time ends on the first Sunday of November. This year that is November 1, when clocks go back at 2 a.m. and the hour from 1 to 2 a.m. repeats, according to the National Institute of Standards and Technology.

It is a handy reminder for a quick safety job. The National Fire Protection Association encourages people to test smoke alarms every month with the test button, and to replace alarm batteries at least once a year. If an alarm has a sealed ten year battery and begins to chirp, the whole alarm should be replaced. It takes about ten minutes.

From Kimberli and everyone at 3E Lending, we hope your Katy home stays safe and warm this winter. If a move is on your mind for the new year, we are glad to talk whenever you are ready. NFPA guidance generally places alarms inside each bedroom, outside sleeping areas and on every level of a home, so it is worth walking through the whole house.

Wednesday, November 11 is Veterans Day. We are grateful to the veterans and military families in Katy, Cypress and Fulshear.

Wednesday, November 11, 2026.

Veterans Day is a federal holiday, and the U.S. Office of Personnel Management lists it for Wednesday, November 11, 2026. The U.S. Department of Veterans Affairs hosts a page on the day for anyone who would like to learn more or find ways to honor those who served.

Kimberli and everyone at 3E Lending are grateful to the veterans and service members of Katy, Cypress and Fulshear, and to the families who serve alongside them. We hope the day brings you good company and a little time to rest.

Veterans and service members who are thinking about buying a home can read about VA home loans on our VA loan page, and Kimberli is happy to answer questions whenever you are ready. There is no pressure today, and we would rather simply say thank you. If you know a veteran in Katy who would appreciate it, a call, a meal or a quiet visit can mean more than a post online, and we encourage you to make one today.

Buying a home before the holidays: plan the timeline

Appraisals, document requests and title work all take time. Starting early leaves room for ordinary delays.

If you hope to be in a home before the holidays, the loan timeline matters more than the calendar suggests. A mortgage involves an appraisal, requests for documents from you and title work, and each step has its own timing. The Consumer Financial Protection Bureau notes that your lender normally orders the appraisal and that you should receive a copy no later than three days before closing.

Delays such as an appraisal coming back late are ordinary, and starting early leaves room for them. Ask each person involved for a timeline in writing so nothing is left to memory.

Kimberli can map a realistic timeline for buyers in Katy, Cinco Ranch and Cypress, and tell you honestly if waiting until January makes more sense. Gathering recent pay stubs or bank statements, tax returns and a photo ID before the first conversation helps. Your agent and your title company can also tell you how long their own steps usually take.

Choosing a lender: ask who they used and what it felt like

Referrals help most when you ask about the whole process, including what happened when something went wrong.

Word of mouth still matters when you pick a lender. If a friend, an agent or a neighbor has a lender they trust, ask what the process felt like from first call to closing, including what happened when something went wrong.

A referral is a good starting point, and the Consumer Financial Protection Bureau recommends requesting Loan Estimates from different lenders before you decide.

Google reviews can tell you a lot too, and we invite buyers in Katy and Cypress to read ours and then call with questions. Kimberli is glad to walk through any Loan Estimate you have in hand. When you compare, ask each lender who your contact will be from start to finish and how they handle questions that come up late in the process. Those answers often tell you more than a brochure, and they help you decide whom you are comfortable calling at a stressful moment.

Should I compare more than one lender?

Yes. The CFPB recommends requesting Loan Estimates from different lenders and comparing them.

Yes. The Consumer Financial Protection Bureau recommends requesting multiple Loan Estimates from different lenders so you can compare and choose the loan that is right for you. It suggests asking each lender about the same type of loan, so the estimates line up.

Compare the full picture rather than one number, including costs, how clearly each lender explains the process and how quickly they respond. Ask how long a rate lock lasts and what it covers before you commit.

We are comfortable being compared. Buyers in Katy and Cypress are welcome to start a conversation with Kimberli at any point, even if they are still talking to other lenders.

Question

What happens if an appraisal delays my closing date?

Appraisals can come in late or raise questions. Here is what they are for and how to stay informed if your closing date moves.

An appraisal is a written opinion of what a property is worth, and your lender uses it to help decide the value of the home that secures your loan, according to the Consumer Financial Protection Bureau. Your lender normally orders it, and you typically pay for it as part of the financing process.

Appraisals can arrive later than planned or raise questions, and either can move a closing date. A past 3E Lending client wrote in a Google review that an appraisal issue pushed back their closing date and that Kimberli kept everything on track and communicated proactively. Every file is different, and the outcome depends on the property and the lender.

On a typical home loan you are entitled to a copy of the appraisal, no later than three days before closing, per the CFPB. If your schedule moves, ask your lender and your agent how and when they will update you. Kimberli can talk through what to expect before you make an offer.
