The file is reviewed and conditions are raised. Most can be anticipated, and answering them same-day is what protects the date.

Most of the stress in buying a house comes from not knowing what is supposed to be happening, and therefore not knowing whether silence means progress or a problem. The sequence is more predictable than it feels. An accepted offer starts an option period for inspections. The appraisal is ordered. Underwriting reviews the file and raises conditions. Those conditions get cleared, the file receives final approval, and closing is scheduled. Typically thirty to forty-five days, and as little as twenty-one for qualified borrowers whose documentation is ready.

Where Timelines Actually Slip
Delay clusters in three places, and none is a mystery once you know to watch for them. Appraisal scheduling is the least controllable, particularly in busy periods, which is why it should be ordered immediately rather than after conditions are cleared. Documents arriving piecemeal cause more lost days than anything else, because every incomplete submission triggers another round of review. And conditions raised late - an unsourced deposit, a name mismatch, an unexplained gap - can usually be anticipated and answered in advance. One rule matters more than any other during this period: don't open new credit, change jobs, or move large sums between accounts before closing without asking first. Files are re-verified before funding, and a well-meant change at the wrong moment causes genuine problems.
