The twenty percent down payment is the most persistent myth in home buying, and it stops more people than any actual lending rule does. VA and USDA loans require nothing down for those who qualify. Conventional 97 asks three percent. FHA asks three and a half. Down payment assistance through TDHCA or TSAHC can cover part or all of what remains. The genuine constraint for most buyers isn't the deposit at all - it's closing costs, reserves and the monthly payment, which is a different conversation and a more useful one.

Cheapest Up Front Is Rarely Cheapest Overall
The route that costs least at the front door is frequently not the one that costs least overall, and this is where the comparison earns its keep. VA charges a one-time funding fee but no monthly mortgage insurance, which makes it the strongest option by a distance for anyone eligible. USDA's guarantee fees sit below FHA's premiums but the property and household income both have to qualify. Conventional 97 carries PMI that cancels automatically at 78% of original value; FHA's annual premium stays for the life of the loan under ten percent down. Put those against a specific purchase price and credit score and a clear winner usually emerges - but it moves depending on the score, which is exactly why it is worth running rather than assuming.
