Hard money is short-term lending secured primarily by the property rather than by the borrower's income or credit. The lender's central question is what the asset is worth and what it would fetch if they had to take it back, which is why these loans close in days rather than weeks and why the documentation burden is so light. They're business-purpose loans on investment property, which places them outside the consumer ability-to-repay framework - the legal reason the process can be as quick as it's.

When It Is the Right Tool

The pricing is the trade, and it's a steep one: rates well into double digits are normal, origination points are charged upfront, and terms usually run six to twenty-four months. That's not a reason to avoid hard money, but it's a reason to be precise about why you're using it. It earns its cost when speed genuinely creates value - an auction purchase, a property no conventional lender will finance in its current condition, a deal that will evaporate during a forty-five-day close. It destroys value when it's used as a substitute for planning, because the exit is the whole structure. Before signing, you should be able to state exactly how the loan gets repaid and by when, and that plan should survive the sale or refinance taking longer than you expect.
