A cash-out refinance replaces your existing mortgage with a larger one and returns the difference to you in cash, secured against the equity you have built. It's the cheapest borrowing most homeowners have access to, because it's secured against a house rather than a signature, and it's commonly used for renovations, consolidating far more expensive debt, or funding something a personal loan would price punishingly. The trade is that you're converting equity into debt and restarting a term, so the interest paid over the life of the loan can exceed what the cash actually bought you.

The Texas Rules Nobody Warns You About

In Texas the rules aren't the same as everywhere else, and this is the part that surprises people who have refinanced in another state. Home equity borrowing here is governed by the state constitution rather than by lender policy. Your total borrowing against a homestead cannot exceed 80% of fair market value once every lien is counted, so the equity above that line is simply not reachable by this route. Lender fees are capped at 2% of the loan amount. There's a mandatory 12-day wait between receiving the required written notice and closing, which no lender can compress however urgent your timing. And only one such loan may be taken against a homestead in any twelve-month period. Anyone promising to work around those four is describing a loan that cannot legally close in Texas.
