The Margin Never Changes

Your reset rate is index plus margin. The index moves; the margin is fixed at origination. Ask for it by name when comparing quotes.

The Lifetime Cap Is Your Worst Case

Three caps normally apply: first adjustment, each subsequent one, and lifetime. Plan against the lifetime figure, not the intro rate.

Sound If the Fixed Period Outlasts You

Good when you'll likely be gone before the first reset. Risky when the plan relies on refinancing at a rate nobody can guarantee.

Adjustable-Rate Mortgage (ARM) Full Description

An adjustable-rate mortgage holds an introductory rate for a fixed period and then resets on a schedule for the remainder of the term. Modern ARMs are described by two numbers - a 7/6, for instance, is fixed for seven years and then adjusts every six months. At each reset the new rate is calculated as an index plus a margin. The index moves with the market and is usually SOFR now that LIBOR has been retired; the margin is a fixed number set at origination and it never changes. Ask for the margin specifically, because two lenders quoting the same introductory rate can be offering quite different loans once that margin is applied.

Reading the Caps

What actually bounds your risk is the caps, and they're the part worth reading closely. There are normally three: how far the rate can move at the first adjustment, how far at each subsequent one, and how far it can ever go over the life of the loan. That lifetime cap defines your genuine worst case, and it's the number to plan against rather than the introductory rate that sold you the loan. An ARM can be a sound choice when the fixed period comfortably outlasts how long you expect to keep the mortgage. It's a poor one when the plan depends on refinancing before the reset, because that assumes a future rate environment nobody can promise you.
